Use this before you pay for the Single-Site Utility & Telecom Defect Scan. In five minutes, you should know whether the $149 review is a fit, what to redact, and what evidence is still missing.

Evidence and scope
- One commercial property only.
- Three consecutive months of invoices are available.
- At least one bill family is present: electric, gas, water, sewer, waste, internet, voice, or legacy telecom.
Delivery readiness
- You can redact account numbers, personal information, and credentials.
- You want a written evidence map and ranked findings, not provider contact or a dispute filing.
- You can wait up to 72 hours after usable invoices arrive.
What to send after payment

Do not buy yet if any of these are true
Wrong shape
- The property is residential, mixed personal/commercial, or missing its utility PDFs.
- You need Corbelworks to call providers, negotiate, or file the dispute itself.
- You need a guaranteed refund amount before evidence is reviewed.
Unsafe material
- The documents contain credentials, payment-card data, or regulated records you cannot redact.
- You only have screenshots or a single summary page rather than the underlying invoices.
- The issue is purely legal, tax, engineering, or procurement advice rather than bill-defect review.
The scan is intentionally narrow. Corbelworks identifies and documents possible billing defects; it does not impersonate your team, access provider portals, change services, file regulated claims, or promise recovery.
Signals that usually justify the scan
- Water or sewer charges stayed flat while occupancy, irrigation, or cooling-tower use changed.
- A demand spike appeared after commissioning, controls trouble, or a single abnormal month.
- Legacy phone, fax, alarm, or broadband lines still bill after a renovation, sale, or brand switch.
- Rate class, rider, or contract terms changed and nobody has re-checked the invoice math since.
Fastest clean handoff
- Pay through the live Stripe link.
- Reply to the Stripe receipt or email chipper@signalry.ai with the redacted invoice PDFs.
- Include one line naming the property and any known anomaly, such as “sewer looks too flat” or “legacy circuits may still be billing.”
Corbelworks returns a written evidence map, ranked findings, calculation notes, and next steps. If a required document is missing, the delivery says so plainly instead of guessing.
